{"id":6502,"date":"2008-01-11T18:04:04","date_gmt":"2008-01-11T23:04:04","guid":{"rendered":"http:\/\/blog.ewm.com\/2008\/01\/11\/mr-seller-it-may-be-time-to-lower-your-price\/"},"modified":"2008-01-11T18:04:04","modified_gmt":"2008-01-11T23:04:04","slug":"mr-seller-it-may-be-time-to-lower-your-price","status":"publish","type":"post","link":"https:\/\/blog.myewm.com\/?p=6502","title":{"rendered":"&#8220;Mr. Seller, it may be time to lower your price.&#8221;"},"content":{"rendered":"<p>I was advised by a very wise agent that there were two things that moved Real Estate: <strong>Exposure<\/strong> and <strong>Pricing<\/strong>.<\/p>\n<p align=\"left\">The <strong>exposure<\/strong> thing &#8212; EWM&#8217;s  got that! <\/p>\n<p align=\"right\"><strong>THIS WEEK&#8217;S TOP REDUCER!         <\/strong><\/p>\n<p align=\"left\"><strong>Pricing<\/strong> &#8212; that is another story.<a href=\"http:\/\/blog.ewm.com\/wp-content\/blogs.dir\/230\/files\/2008\/01\/pacey_the_pig_walking_treadmill_hg_clr.gif\" title=\"Top Reducer!\"><img loading=\"lazy\" border=\"0\" vspace=\"4\" align=\"right\" width=\"268\" src=\"http:\/\/blog.ewm.com\/wp-content\/blogs.dir\/230\/files\/2008\/01\/pacey_the_pig_walking_treadmill_hg_clr.gif\" hspace=\"12\" alt=\"Top Reducer!\" height=\"296\" \/><\/a><a href=\"http:\/\/blog.ewm.com\/wp-content\/blogs.dir\/230\/files\/2008\/01\/pacey_the_pig_walking_treadmill_hg_clr.gif\" title=\"Top Reducer!\"><\/a><\/p>\n<p>If a home has not been shown and\/or sold over the weekend, some agents are addressing a price reduction the following  MONDAY.<\/p>\n<p>An agent could prep his Seller for that reduction by placing him on AUTO-NOTIFICATION via MLXchange. <\/p>\n<p>You have already saved a search with his criteria for the purpose of his CMA.<\/p>\n<p>Advise him at the listing appointment that he will be receiving a &#8220;Neighborhood Market Update&#8221; every time a home is listed, pended, sold or expired in order to keep him <strong>in the know<\/strong>.  This also saves you time by allowing the computer to work for you.<\/p>\n<p>At the same  time, you will address the fact that the Actives which are going to be sent to him may not necessarily be priced to sell.  Not a negative thing, by the way because the over-priced listings that are relevant to your subject could help you sell your subject!<\/p>\n<p>If you prefer to only send him Pending, Closed and Expired listings, that is your choice &#8212;  since discussion was raised recently that  sending actives which may be overpriced may make him angry with you and make him wonder if you had underpriced his home.<\/p>\n<p>My concern would be that if I held back what was being listed (overpriced or not) and my Seller  found out through another source, he is going to be angry with me  that I withheld information.  However, you may prefer to receive the auto-notifications for review and then forward select relevant listings to your Seller. You know your Seller.
