That\u2019s why it\u2019s important to word your real estate listing correctly and know the 15 best words to describe a house for sale.<\/span><\/h3>\n<div class=\"field field--name-field-body field--type-text-long field--label-hidden field--item\">\n<p>We\u2019ve rounded up the best real estate descriptive adjectives for a home listing that could get you more money and make sure it sells. This is all according to Zillow.com and the book Zillow Talk: The New Rules of Real Estate by Spencer Rascoff and Stan Humphries, CEO and chief economist of Zillow, respectively.<\/p>\n<p>Curious how to get the most bang for your real estate buck \u2013 as a seller? Here are 15 words you should always include in a real estate listing.<\/p>\n<h3>15 best words to describe a house for sale<\/h3>\n<ol>\n<li><strong>Luxurious<\/strong>: The word luxurious signals that a home\u2019s finishes and amenities are high end. Even lower-priced listings with the word \u201cluxurious\u201d benefit from it \u2013 selling for 8.2% more on average.<\/li>\n<\/ol>\n<ol start=\"2\">\n<li><strong>Captivating<\/strong>: Unlike the word \u201cnice,\u201d \u201ccaptivating\u201d provides a richer, more enticing description for buyers. It\u2019s less open to interpretation, and it could get you more money \u2013 to the tune of 6.5%.<\/li>\n<\/ol>\n<ol start=\"3\">\n<li><strong>Impeccable<\/strong>: This is a rich (literally and figuratively) adjective that describes something about the quality of your home \u2013 in a good way. Houses that are described as \u201cimpeccable\u201d sell for 5.9% more than similar homes.<\/li>\n<\/ol>\n<ol start=\"4\">\n<li><strong>Stainless<\/strong>: If you watch HGTV, then you know homeowners are crazy about stainless steel appliances \u2013 have been for years. Lower-priced homes described as having \u201cstainless\u201d sold for 5% more on average than expected.<\/li>\n<\/ol>\n<ol start=\"5\">\n<li><strong>Basketball<\/strong>: Not sure if having a basketball hoop in the driveway or a half-sized basketball court in your basement makes a difference, but Zillow.com found that the word \u201cbasketball\u201d helps your home stand out, especially in low to mid-tier homes, and they sell for as much as 4.5% more.<\/li>\n<\/ol>\n<ol start=\"6\">\n<li><strong>Landscaped<\/strong>: Curb appeal sells! In all price tiers, listings with the word \u201clandscaped\u201d sold for more than expected on average \u2013 4.2% more, that is.<\/li>\n<\/ol>\n<ol start=\"7\">\n<li><strong>Granite<\/strong>: In addition to stainless steel appliances, buyers want a house with granite countertops. Period. Granite is considered to be a higher-end, quality feature and could net you 4% more for your house.<\/li>\n<\/ol>\n<ol start=\"8\">\n<li><strong>Pergola<\/strong>: Not every home has a pergola but those that do sold for 4% more on average than expected.<\/li>\n<\/ol>\n<ol start=\"9\">\n<li><strong>Remodel<\/strong>: Real estate experts know that it\u2019s usually worth mentioning if you recently remodeled or made improvements to your home. Listings with the word \u201cremodel\u201d in them sold for as much as 2.9% more than expected.<\/li>\n<\/ol>\n<ol start=\"10\">\n<li><strong>Beautiful<\/strong>: Describing a home with a \u201cbeautiful\u201d feature, such as a view, could get you 2.3% more when you sell.<\/li>\n<\/ol>\n<ol start=\"11\">\n<li><strong>Gentle<\/strong>: Gentle typically is used to describe \u201cgentle rolling hills\u201d or something about a home\u2019s location, and you know what they say about real estate \u2013 it\u2019s all about location, location, location. Top-tier listings with the word \u201cgentle\u201d sold for 2.3% more, on average, than expected.<\/li>\n<\/ol>\n<ol start=\"12\">\n<li><strong>Spotless<\/strong>: When it comes to lower-priced homes, cleanliness isn\u2019t always a given. So saying a home is \u201cspotless\u201d (assuming it is true, of course) bumps up its value in the buyer\u2019s mind \u2013 to the possibility of as much as a 2% higher selling price.<\/li>\n<\/ol>\n<ol start=\"13\">\n<li><strong>Tile<\/strong>: New tile often signals that a home has been well cared for or recently upgraded (see #14) or updated (see #15). Bottom-tier homes with the word \u201ctile\u201d in the listing sold for 2% more.<\/li>\n<\/ol>\n<ol start=\"14\">\n<li><strong>Upgraded<\/strong>: Upgrades are almost always a selling point. Lower-priced listings with the word \u201cupgraded\u201d were able to upgrade their selling price by 1.8%.<\/li>\n<\/ol>\n<ol start=\"15\">\n<li><strong>Updated<\/strong>: To buyers, the word \u201cupdated\u201d says that something old has been replaced with something new. That\u2019s typically a good thing in the buyer\u2019s mind. Mid-priced homes with \u201cupdated\u201d in the listing sold for 0.8% more on average than expected.<\/li>\n<\/ol>\n<p>Did any of these words surprise you? They did for me. And as a previous home seller \u2013 I was intrigued. So I looked back at our real estate listing and noticed that our very smart Realtors had included 11 of these 15 words in describing our house.
