<\/a>Coverage<\/strong> is a wonderful thing.\u00a0 Whether you are at the beach or at a concert, you must appreciate coverage.\u00a0 On Sunday I was at my \"Droopy<\/a>“house of worship” and had the pleasure of seeing a young man rise from his seat just in time to see his “non-coverage” — such a pleasant sight<\/strong> right before prayer time.<\/p>\n

If you are planning a trip longer than one day and one night, get another agent (not staff or management)<\/strong> to cover<\/strong> your calls.\u00a0 Tell your clients you are getting away to recharge the ol’ batteries.\u00a0 They will appreciate your honesty.<\/p>\n

Trying to arrange for showings<\/strong> (while sipping your lemonade on the beaches of Costa Rica or after having chased a monkey out of your hotel room) is crazy.<\/strong>\u00a0 Don’t worry — the agent on the other end will barely hear the ocean waves over the aggravation in your voice, — and that anger\u00a0does not contribute to the “spirit of cooperation” you touted during your listing presentation.<\/p>\n

Trying to get wireless internet to\u00a0study your hotsheet and stewing over the “expireds you left behind” while on the beaches of Cozumel is even crazier.\u00a0Besides, the sea gulls may leave\u00a0you a fine gift on\u00a0your laptop. \u00a0<\/p>\n

Let go.\u00a0 <\/strong>Be sure to outline the arrangements<\/strong> with your cover agent<\/strong> in writing.\u00a0 If\u00a0the cover agent<\/strong>\u00a0gets buyer calls off your ads, let him have the buyers.\u00a0 Be sure to get a complete understanding in writing<\/strong> of how the two of you\u00a0will handle referral fees.\u00a0 If he gets a listing opportunity from your marketing, get that understanding in writing, too.\u00a0 Do not leave open windows (or droopy drawers) of misunderstanding. If the deal does not look good to him on paper, he may opt to pass up your friendly gesture. If he takes you on —<\/p>\n

Hand him your keys, your organized files, and\u00a0your matrix with important phone numbers for each of your deals —<\/p>\n

THEN GET AWAY! <\/strong>If your business seems to pick up every time you\u00a0attempt to leave, leave more often<\/strong> — and partner up with someone with whom you feel comfortable — and then reciprocate!<\/strong>\u00a0 in writing!<\/p>\n

You are not indispensable.\u00a0 My mother always told me, “hand in water, hand out.”<\/strong>\u00a0 Absolutely true.\u00a0 We have plenty of competent cover agents.\u00a0 Get with your manager<\/strong> for some names.<\/p>\n

\"Nuts\"<\/a>If you find yourself getting coverage<\/strong> from\u00a0one individual quite often and the cover agent is feeling a little worn, you may want to work out a per-diem<\/strong> pay scale.\u00a0 Otherwise, you may wear out your welcome<\/strong>; and when the agents by the water cooler see you coming with a stack of files and your matrix, they may scatter like squirrels\u00a0that just spotted a big fat nut<\/strong>.<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"
