It is very interesting to see his average days on market as well.<\/p>\n<p>This could separate the &#8220;men from the boys.&#8221; <\/p>\n<p>Question: Being at 100% might indicate that the agent underpriced the homes consistently????  &#8212; however, <\/p>\n<p>Being in the 90 percentile for list\/sales price ratio is better and more believable  &#8212; even though MLXchange is considering  <strong>the last list price<\/strong> that brought  the offer and sale.<\/p>\n<p>Obviously, the agent has good control over his business because he has &#8220;worked his listing&#8221; to the point that his Sellers reduced the price of the property <strong>to sell<\/strong>.<\/p>\n<p> <a href=\"http:\/\/blog.ewm.com\/wp-content\/blogs.dir\/230\/files\/2007\/08\/agent-stats.jpg\" title=\"agent stats\"><img loading=\"lazy\" width=\"714\" src=\"http:\/\/blog.ewm.com\/wp-content\/blogs.dir\/230\/files\/2007\/08\/agent-stats.jpg\" alt=\"agent stats\" height=\"426\" \/><\/a><\/p>\n<p> <strong>PRODUCT:  MARKETLINX MLXCHANGE<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>I taught my advanced students to prepare a list\/sell ratio grid and print the stats to show what their list\/sell ratio was regarding their previous listings.
