It’s Monday morning and you get a floor call and it’s a inquiry on a commercial listing. You look it up in the MLS and it belongs to one of our EWM Commercial Associates. What do you do…..you refer the call to the listing agent (RIGHT).
A few more hours go by and you get another floor call and again it’s a commercial inquiry. You look it up and find that it is listed by another company….you think hey this could be a huge commission and take down the callers information and you try to work the transaction. (WRONG).
EWM’s floor policy says you should take the information down and speak with your Manager who will either refer it to an experienced commercial associate or have you call me to refer someone. Now your thinking hey I can handle a commercial transaction, it can’t be that difficult and what’s so different? There are many ways a commercial transaction differs from a residential transaction, in fact there are so many variables there isn’t enough room to print them all and you would fall asleep just reading them.
But here is ONE really good reason why you would want to refer it to someone who is more experienced. A lawsuit…….How Inexperience Snared Two Real Estate Agents to the Tune of $100,000 commercial-warstory.pdf
