Home Staging in a Saturated Market

This is my first blog…ever, so I thought I should write about something safe and within the realm of the EWM agents before I release it to the public. Everyone has been giving me a hard time about not blogging, so I thought I should take a few minutes and give it a try. Ines and JoAnn – you can no longer tease me about not blogging. 🙂

I am a firm believer of staging a home. I took a listing 3 months ago that had expired with another agent – it was overpriced and the agent didn’t communicate with her seller regularly…imagine that…and they had only 1 showing in 3 months. Lucky me. 🙂 Shortly after I took the listing, we had the home professionally staged by Martin Amado, of Channel 7’s Room for Improvement. I’m very fortunate to have an exclusive affiliation with him, and it helps me differentiate myself when competing for a listing, and my sellers love it. Well, the “staging” was featured on TV, and I was too – and realized I am not a seasoned on-camera talent.. so I’ll stick to real estate and I think I need to hit the gym more, cuz the camera added a few pounds I didn’t know I had.

Anyway, the home looked great before-hand, but Martin was able to add finishing touches like curtains, candles, table and floor lamps, as well as move some furniture around, for less than $800.00. Within just 4 weeks of taking the listing and after the staging, we received our first 2 offers……now they were a little low, but nonetheless we got offers. Couldn’t make them work, and within another 2 weeks received offer 3, which again was too low. I forgot to mention when I took the listing, I recommended the owner reduce her price $50,000 from where it was listed with the other agent, so the home was also priced to sell. That helps too, but made negotiating with my client a little more difficult. We then received offer #4 and and made it work. We are expected to close at the end of the month and have no further contingencies to overcome….but one never knows these days so I wait with anticipation. My point is that in this type of market, staging is crucial.

I accompanied my showings for this home and was able to see the non-verbal cues of the potential buyers and their Realtors, and how they liked the home. The feedback from showings were all positive, and validated the investment for staging a home. It was an absolute pleasure showing this home, because it looked great. The ultimate reward is a happy seller and an executed contact – Goal Accomplished.

Although staging is not the end-all solution in selling a home, it is definitely is a key factor in creating that emotion for potential buyers. It worked for me. 🙂

Until my next blog,

Robert, Don’t be shy about blogging…the blog you wrote is great! (The first one I wrote, I ‘published’ by mistake and immediately sent Beth an email asking her not to publish it…she saved me.) My blogs are far from perfect, but it is fun and a mental challenge. I, as well as many of us, are learning to blog. As long as you are sincere, you will be fine. By the way: if I can convince a client to stage their property I will give you a call for advice.

Relax and have fun with your blogging! My first blog made it to the google search engine as #12 and then to #9…go for it!

Robert, you’re a natural. The hard part is convincing someone to start. You’re ready to take off the training wheels. Congratulations on your deal.

Thank you everyone for your support. I have a feeling that blogging will become part of a daily routine for me. 🙂

My next goal is to blog my listings. I was SHOCKED to see that when I “Googled” one of my listings, Expert Realty was the first result. Unbelievable!

    Enjoy the weekend!

Robert, you’ve come a long way since the first time I emailed you and suggested that you stage one of your listings! I have been using Margo Aquirre to stage my listings for over 3 years and her work is also amazing and inexpensive. It never fails to help sell the home. I had a listing on the market for one year and one month and during that time the Sellers had a few deals fall through. They finally moved out and the house was vacant for 3 months, they were reluctant to spend any more money while they were paying two mortgages. My stager, Margo Aguirre, offered to “loan” some furniture to me, since I have used her services for such a long time, so all I had to do was pay for the movers, which I gladly did out of my own pocket. Within one week we received an offer from another EWM agent, Sam Simpkin, SW Broward Office, and he got the deal closed within one week, thanks to EWM Title. Now that’s a fact.

Robert!! Delayed response, but I am so proud of youuuuuuuuuuuuuuuuuuuuu!! Finally, now if you will take the rest of Ines and my advice you will be #1 next year! All kidding aside, I really believe stagging is very effective and it should be done on all listings. Again, congrats!!!

Robert, the house really showed very well after the staging. Keep writing and selling! Great job.

Robert, Congrats on your first blog! I enjoyed reading it. On Active Rain there appears to be a whole staging cult, typically we don’t hear that much about it on Miami Beach, but I think it is a great inexpensive tool to help get those listings sold and a great topic to blog about…I hope we hear more on the subject…

Robert, any chance you could post some before and after photos? I would love to see them. Congratulations on getting the job done.
