Wanted: 4 BR beach condo under $850,000.

From Surfside to Dania Beach, I’ve been looking for my client, who started with Sunny Isles as his perferred location. Oh, by the way, it has to be fabulous, ocean views, and an amazing deal, because that’s what you should expect in this market. O.K., I really like my client, and I’d love to find him this hidden jewel. But is it really out there?

Would you please help me in this quest. I’d be happy to hear from anyone with listings, advice, or suggestions.

    Dear Ellen:

    Maybe and just maybe a 3 bedroom not a 4 bedroom for under $850,000. There are just very few 4 bedrooms Condos to begin with and even less on the Beach.
    Even in Aventura would be very challenging to find a 4 bedroom for that price. My recommendation is to start educating your customer to get a smaller unit or to pay more. Even with this lousy market, properties that are in limited supply will not fall substantially.

    You are absolutely right, Jose, and I thank you for your comment. In fact, I’ve already lined up some 3BR units to show this client. I was thinking if someone wanted to suggest a location, the unit would have to be spacious and attractively priced (i.e. a deal). Also, even in what you call a lousy market, there are buyers, although at value pricing.

    Great blog and gret feedback.Perhaps, your customer would be interested in the Diplomat. The unit Rebeca and I rented is a 3500 sq. ft unit full three bedrooms and three and a half baths with plenty of room to creat a Den or fourth bedroom. Ours is the least expensive unit, asking $995,000 ( a little negotiable) and it is tenant occupied at $3500 per month.
    Your buyer will receive a 5 year Diplomat Golf and Country Club Membership and he is entitled to enjoy all the amenities of the Diplomat Hotel and much more!
    Hope this will help you in your quest, and if did not I believe you will find some other units. Please, also check the other condos in Hollywood.
