Every sales meeting we are told about all the terrible things that are happening out there to sales associates. Lawyers are disappearing with deposits, strange clauses are being added to contracts, sellers are twisting the truth, buyers are adding to loan amounts to get cash at closings, be careful with the broker you use and on and on. I am so scared I would be afraid to make a sale if I could. Please lets put it in perspective. Some one needs to give the sales people some percentages as to how much of this is really going on. Real Estate is becoming so legal that it is almost impossible for A SALES ASSOCIATE TO UNDERSTAND A CONTRACT WITHOUT BEING A LAWYER.

    Peter if you are afraid to make a sale, call me I will be happy to take the risk for you 🙂 Seriously, in four years in real estate I have not come across any major nightmares. Granted I spent over a quarter century in the construction industry working with contractors and sub-contractors. After spending most of my life in construction, everything else seems easy.

    Follow procedures and document – if your insticts tell you something is wrong listen. The moment you see a transaction making a turn for the worst, get help from your manager or others in the company.

    Hi Peter,
    I understand exactly where you are coming from. As a Manager I have experienced fear as to what is going on. How can one ignore what one reads or hears not only locally but in Forbes, CNBC, CNN, etc., etc., etc. Another important point that I want to make is the fact that a large number of Associates have never gone through slow real estate periods and having enjoy the plentyful 2003, 2004, & 2005 years don’t know how what to do now and that brings uncertainty and this is contagious. No one could have predicted the magnitude of the drop in the market since 2006. However, we can’t pine about what was, we have to look at the present and work the basics…work expireds, work FSBO’s, tap your sphere of influence, price your listings to sell not to just to show. Work them until you get one or two listings, don’t give up until then. You can then get excited about the results and realize that you can do it after all.

    P.S. I think Carlos’ comments should be taken seriously. Stick to the basics and ask for help when you need it.
