CALLING ALL APPRAISERS….CALLING ALL LISTING AGENTS!

Tired of getting calls from appraisers and agents (trying to list a property in the neighborhood where you had a great sale) — especially when they were tracking you down to find out “were there any seller contributions?”
Or — as a listing agent — are you frustrated while attempting to track down an agent to find out if there were any seller contributions on a relevant sale when you were preparing a CMA for a listing presentation?
Well, oh happy day! MLXchange has stepped up and addressed the issue; now a required field when “closing” a listing is the question “Was there any seller contribution?” If yes, you must fill in the amount. Problem solved.
Spread the word; let appraisers know they can now find this information in the MLX (they have access). Hopefully, our fellow agents will cooperate by truthfully displaying this information in MLX so we all can create a better CMA and show the Seller that the “home next door” may have sold for “X” — but guess what . . . . the homeowner/seller gave back “Y” to the buyer and the list price should be — “G”-whiz — lower than we originally thought!
