90 Day Challenge – Day 17 Facts and Trends – Access, Analyze, Post, Print

Most of you are familiar with Facts and Trends. Now, more than ever, we need to be up on our market trends. Special thanks to Karen Ross who put this post together to show how to provide some special Facts and Trends goodies for your customers.

Some of our most memorable office meetings have been when Ron Shuffield has given us a market update using Facts & Trends.  You reviewed his October 2008 Real Estate Market Update video in a prior post.

Facts & Trends is included in our basic training. Ron has stated these numbers are the foundation of our business. These reports and their interpretations are vital to any listing presentation or comparative market analysis for pricing residential property.

For agents new to EWM’s Facts & Trends, below is a short video demonstrating how to access the program.  You must be logged in to EWMRealtors.com.

 

Facts & Trends can be used as a marketing hook.  Before going to ANY event, PTA meeting, Chamber of Commerce, Weight Watchers, or party, run the numbers for your county and your specific area.  Use the spreadsheet below to figure out the inventory one year ago, current inventory, increase/decrease in sales and increase/decrease in inventory. 

When someone walks up to you and asks you that famous question, “How’s the Market?” After you respond, “Unbelievable!” —  let the numbers roll off your tongue.  Speaking in percentages increases your credibility and expertise status.  Ask him if he would like these reports sent to him. Request his business card and e-mail these stats to him on a regular basis.  Include your analyses in the e-mail.

To access the Analysis Excel Spreadsheet so that you may  download and save into Excel, click on the Facts & Trends Analysis Spreadsheet link. (This was generously created by Ariel Segall of Home Services Lending, Weston Town Center.) 


 

Click only once in the yellow areas and replace the number 100 with your numbers from the graph.  The spreadsheet will calculate the figures for you.  The video will show you how to:

  • print
  • analyze
  • e-mail your reports. 

You have the option to save any of the graphs to place in a letter or marketing piece.  Click on the SAVE GRAPH BUTTON and remember where you saved it.  Insert the graph as you would any photo, because once downloaded, it is saved as a “jpg.” This means you have plenty of material to post on your blog because Facts & Trends offers an inexhaustable amount of information.
