I am trying to follow everyone’s advice and learn how to become a successful blogger, so I decided to place some facts and trends. But when I saw that the months of inventory based on closed sales for luxury oceanfront condos going for $800,000 and up increased to 74 months it was hard for me to place a positive note. So, I began browsing the internet for news and I found that Ron was interviewed for the Miami Herald and he expressed the following:
“There are some positive signs, said Ronald Shuffield, president of residential brokerage Esslinger Wooten Maxwell. He said the number of homes on the market is not rising as fast as in previous months. And, rental deals at his company are up more than 50 percent compared to last year.
”Many have been scared away from buying until they feel more certain the market has settled, but it’s encouraging the people are coming,” Shuffield said.
But sales of existing homes were off in July nearly across the board, according to figures released by the Florida Association of Realtors.

The total number of homes listed for sale grew to 78,959. That’s a bit higher than June, when 78,066 houses and condos were for sale, and much higher than July 2006, when the number was 58,662.
CONDO SALES
For Miami-Dade condominiums, sales plunged 39 percent compared to a year ago and were flat compared to June. Broward condo sales were down 19 percent year-over-year, and down 5 percent from June.
Some experts attribute lackluster sales to sellers’ unwillingness to lower prices in a meaningful way. While sellers still are balking at cutting prices to spur activity in hopes of a better deal, buyers continue to wait for better bargains
