Lock box codes in seconds and LESS showing calls!!!

One overlooked tool in MLXchange is Showing Assist.  This simple tool will free your time from answering calls and messages requesting showing instructions.  It is dangerous to drive and note down Realtor’s information while I’m looking for an address.  You will not only save time, but the system will also help you keep organized.  As agents click on Request a Showing in the MLS, you will immediately receive an email notification with all of the Realtor’s information including real estate license number, company information and time the instructions were accessed.   This makes my showing reports a breeze.  I just open my Outlook, sort my emails by address and within seconds I have all the showings requested for that specific property.

It is fast and simple, just follow these simple steps to a more organized and efficient business:

  • Go to MLXchange homepage and click on “SmartLinks” under Resource Links on the left side of the homepage
  • Select “Configure ShowingAssist” from the drop down menu
  • “Agent Set Up” tab must have your current information and correct email address where to receive your notifications
  • Click on “Listing Set Up” tab
  • Select your listing and follow these three steps:

Step 1: Set online showing request status for this listing. Make sure to select ON

Step 2:  Select showing type:  Appointment Required or View Instructions Only

*  Appointment Required:  Means that agents would see a Calendar open after they click on Request a Showing and you will be notified via email of the appointment date and time requested.  Note that if other agents or you make appointments using the calendar, the system will block the confirmed times in the calendar, avoiding double bookings!

*  View Instructions Only:  (My personal favorite!) You will be asked to type showing instructions for Realtors to view after they click on Request a Showing.  There you can give instructions such as, location of lock boxes and codes or notes about important attachments and notices.

  • Click on “update” after you finish selecting “Appointment Required” or typing your showing instructions  in the “View Instructions” box

Step 3: Agent Requests: Review your personal contact information

  • Click on “Finished” and close window

You can use Show Assist with all your listings as long as you are the main listing agent.  You will also receive feedbacks from showings.  Not to mention how easy it will make it to set appointments without having to wait for a call back and all the time saved from not having to answer more calls than necessary.

Next time you schedule a showing, don’t forget to look for the blue letters, Request a Showing”, in the Full View report on the left side of the page below price.

After your click on Request a Showing, you need to confirm that your personal information is correct and click “Next”.  A window will open with either a calendar or the typed showing instructions.

Use Show Assist and you won’t regret it!

    Thank you so much. I wondered how other agents did that. I love it. It’s so frustrating to have to call agents, who don’t return calls, etc. So this is absolutely painless. Now, all I need to do is get a listing!!! LOL
