My customers have lost two homes due to the appraisals coming in lower than the sales price. The first lender would not accept the appraised value and the difference between what the bank wanted and what the buyers were willing to pay was too great. The second home, not a short sale, appraised %65,000 lower than the sales price and although the buyers were willing to pay extra, the seller refused to take their offer because he had a bank appraisal three months earlier that indicated his home was worth at least $35,000 more than the new appraised value. Their patience is wearing thin. They need to find a month to month rental, preferably in Grand Key, Miramar. They have been living in an extended stay hotel for 4 months with their three children, waiting to purchase a new home. They have a price range up to $340,000 with FHA financing and do not need closing costs. Their dream home is a 4 bedroom, 3 bath home withint the Sunset Lakes school district.
