I was advised by a very wise agent that there were two things that moved Real Estate: Exposure and Pricing.

If a home has not been shown and/or sold over the weekend, some agents are addressing a price reduction the following MONDAY.

An agent could prep his Seller for that reduction by placing him on AUTO-NOTIFICATION via MLXchange.

You have already saved a search with his criteria for the purpose of his CMA.

Advise him at the listing appointment that he will be receiving a “Neighborhood Market Update” every time a home is listed, pended, sold or expired in order to keep him in the know. This also saves you time by allowing the computer to work for you.

At the same time, you will address the fact that the Actives which are going to be sent to him may not necessarily be priced to sell. Not a negative thing, by the way because the over-priced listings that are relevant to your subject could help you sell your subject!

If you prefer to only send him Pending, Closed and Expired listings, that is your choice — since discussion was raised recently that sending actives which may be overpriced may make him angry with you and make him wonder if you had underpriced his home.

My concern would be that if I held back what was being listed (overpriced or not) and my Seller found out through another source, he is going to be angry with me that I withheld information. However, you may prefer to receive the auto-notifications for review and then forward select relevant listings to your Seller. You know your Seller. Just some thoughts.
