IMAPP Rocks!

Yesterday, I had the fortune of going to RAMB with a couple of agents to check out the IMAPP program to see what all the hype was about.

Well, it was pretty impressive and very informative and a wonderful tool for agents to use.

It is linked directly to Miami-Dade tax records and IMAPP allows you to view the most current tax records from the same screen just by hitting on a link. The tax records are updated every 7 days. It also includes FSBO’s as well.

You are able to view your subject property on the map (as a red house), as well as other property information such as: Active listings (green signs), Sold Listings (blue signs), Withdrawn listings (red signs), Pending Listings (yellow signs), Expired Listings (black signs) and even foreclosures.

You can print out the whole activity (sold, pending etc) of the neighbourhood, or individually to show your customer what is exactly going on. (With the colored coded signs positioned in the neighbourhood). Which makes for a great visual explanation which is easy to understand.

You can search foreclosures, you can search properties that are pre-foreclosure.

You can access owners phone numbers and Lawyer/Bank phone numbers.

You can run a report to show you all the phone numbers for that neighbourhood, so you can scrub with the Do-Not-Call list to call your Expireds.

You can do a CMA. You can modify the information, depending on your purpose and presentation.

You can search owners that live out of town or even out of the country for mailings.

You can print zillions of different mailing labels based on your criteria.

You can even set it up to search from your iphone or blackberry…

The possibilities are endless. Check it out if you haven’t already.

And go and take the 2 hour class at RAMB, it is definitely worth it.
