Why Photos Matter

I have been looking over the Trulia numbers of what properties are being viewed by Trulia visitors. Overall, the most popular searches are in Miami Beach Coral Gables and Pinecrest. Here is a list of the Top 10 properties viewed and the number of visits in the last 30 days.

So – let’s look at Number one with 5 times as many visitors.

Lots of compelling pictures that say “buy me”.

So if you are wondering how to attract more people to your listings on the internet … the answer lies in the eye of the beholder… get some good photographs up on your listings.

    I am absolutely convinced that the reason I was able to sell my lising at 5760 SW 62nd Street quickly was the photography. The main shot was a very low angle of the rear of the house as seen from across the pool. I waited several days for the right weather early in the morning to get the saturated light that made the pool look very blue, the yard very green and the white windows on the house pop against the brown wood. Also, when the EWM brochure came out, I got at least a dozen calls, most people citing how good the house looked. Good architectural photography usually means saturated light, interesting angles and a short lens.

    I guess I’ll be going back to all my listings and updating the photos now! It is often tempting just to photograph each room and in doing so miss the opportunity to capture the interesting details that make every property special. It is these details that often resonate most with a Buyer.

    100 Jefferson #10021 also benefitted from a virtual tour by Plan-O-matic which included floorplans and the opportunity to see the view from selected room locations.

    Beth, I couldn’t agree more! I take 50-100 photos of each listing just to get 16 pictures for the MLS. I also take exterior pictures different days and different times of the day. Even interior pictures look better on a sunny day. I take all picturesthen with a flash and without a flash so that I can compare. Most times I use the flash shot. My customers laugh when I lay on the floor to get an “ant’s eye view” of a room or when I bring a ladder to get that “bird’s eye view” of a pool. The results speak for themselves! I’ve had several buyers and agents tell me the reason they looked at my listing was because of the pictures!! I also burn cd’s with 25-50 pictures and give those out with my flyers. People love that. They can e-mail pictures to family members and spouses. I actually sold a property to a couple from St. Lucia which the husband saw then took the cd back to the island for his wife. She fell in love with the property and we closed without her ever leaving St. Lucia…pictures DO work!! Marty S.
