MLX Muscle – Agent Statistics – A Listing Tool!

I taught my advanced students to prepare a list/sell ratio grid and print the stats to show what their list/sell ratio was regarding their previous listings.

In column manager, choose ADDRESS, #BEDS, #FB, #HB, TA, VIEW, LP$, SP$, SP$/LP$, SP$/SP#SqFt, and CD.

By clicking on the stats button, the agent gets his particular ratios. It is very interesting to see his average days on market as well.

This could separate the “men from the boys.”

Question: Being at 100% might indicate that the agent underpriced the homes consistently???? — however,

Being in the 90 percentile for list/sales price ratio is better and more believable — even though MLXchange is considering the last list price that brought the offer and sale.

Obviously, the agent has good control over his business because he has “worked his listing” to the point that his Sellers reduced the price of the property to sell.

    I didn’t take your advanced course… but I just went in to the MLS to play around with this new ‘tool’. What a kick ! Better than medicine or a glass of wine … Who would have guessed that simple facts in black and white could be such a spirit booster!

    I got the idea from a pretty smart agent who was actually recapping all his activity into an excel spreadsheet — when it dawned on me that you can get these same stats from the MLXchange with a push of a few buttons.

    Remember —
    You save your search with your Public ID selected (unfortunately, you cannot pull up others’ PUD; however, you can search “Listing Agent Name Contains” to find out what your competition is doing to beat your competitng broker on a listing appointment) and just make sure the SEARCH reflects the closing-date parameters you need to include your latest sales — these will be your LISTINGS. Of course, you’ve already created and saved your grid – just select it!
    Click on statistics SEARCH CRITERIA REPORT and print the report. It’s that easy!
