PERMITS in Miami Beach

Today’s office meeting was so educating, that’s the reason I’m sharing this with you.It is extremely important for sellers to close all the permits that they have opened with the City in which they reside. There are 2 kind of permits the EXPIRED and the OPEN PERMITS.EXPIRED permits are considered the ones that have had no activities for 6 months. They are not a CLOUD or a LIEN on the property.When the seller doesn’t comply with the NOTICE OF VIOLATION:a. Fee is $500.00 plus $10.00 surchargeb. If ignore above 30 days it will be $500.00/day for next 20 days.c. If ignore then a LIEN is place.If you replace 25% of the windows, the code requires that ALL windows have shutters installed.Hoping that this information will benefit you when listing a property.CHAO!

    Yes and when you get the listing if you call Jack D. Wolf with the Open Permit services (305-234-6620) he will check for us FREE OF CHARGE if there are any open permits, that way we can talk to the seller about it, of course, after the listing is taken.
