One of the most underutilized features of MLXchange is the “attachment.” When Buyer Agent calls you to tell you that s/he is writing an offer and would you please send her/him the Owner’s Disclosure, etc., and you are on the west coast taking your baby to college — and you forgot to ask someone to cover for you because you were in a rush, and oh, yeah, the file is in your trunk under mounds of college gear. . . get the picture ???
You could scan (IN COLOR, PLEASE-no cost for color scan) the following documents into our wonderful color copiers and make them separate pdfs:
- Owner’s Disclosure
- HOA Addendum
- Affiliated Company Business Disclosure
- Floor Plan
- Elevation Certificate
- Survey
- Site plan of the community
- Relo addendum or any special addendum
Email these documents (or forward your e-mail from Mr. Xerox making reference to your MLS number and Property Address) to your MLXchange input person and s/he will upload them to MLX for you.
Be sure to advise the MLXchange person to put a note in the Broker’s Remarks: “Click on attachments to the left for the following documents: (name them)” This is a good idea because agents are not accustomed to looking for the attachment button.
If an attachment is active, the word “attachment” will be bright blue and no longer be gray.
I hope to see more agents utilizing this feature. It is a time saver and convenience factor for all involved.
